What we handle

Three system families, three different jobs.

A wall-mounted split and a ceiling cassette fail in completely different ways. Find your system below so the right tools and the right amount of time are booked in from the start.

Wall-mounted splits

The most common home unit, and the one that collects the most dust on its barrel fan. We take the fascia off rather than spraying through the grille.

  • Fascia, filter and blower barrel removed and washed
  • Evaporator coil foamed, rinsed and dried
  • Drain pan flushed and fall checked
  • Supply and return temperatures recorded

Ducted & cassette

Zoned homes, shopfronts and meeting rooms. Most complaints here are airflow and balance problems, not a dying compressor.

  • Return air filter replaced or deep-washed
  • Each outlet checked for throw and noise
  • Zone motors and controller response tested
  • Accessible duct joins and insulation inspected

Condensers & drainage

The outdoor half and the water path. Half the callouts we attend in summer are a blocked drain or a condenser packed with leaf litter.

  • Condenser coil cleared and fins combed
  • Refrigerant pressures and superheat measured
  • Condensate line cleared and treated
  • Contactor, capacitor and wiring terminals checked
Open-plan office workspace with desks, chairs and large windows
Occupied spaces

Offices, clinics and small retail floors can be serviced from 6am or after close, with drop sheets down and ceiling tiles back in place before anyone arrives. Tell us your quiet hours in the booking notes and we will plan around them.

Service levels

Priced per unit, confirmed before we start.

The figures below are starting points for a single accessible indoor unit. After a quick look at your system we confirm a fixed total — if it differs from the figure you booked against, you hear it before a single panel comes off.

Seasonal check

From$89

A pre-summer once-over for a unit that is already running well. Around 45 minutes.

  • Filter wash and refit
  • Drain flow test
  • Operating temperature reading
  • Written condition note

Deep clean

From$189

Our standard service. Chosen when airflow has dropped or the unit has started to smell. Around 90 minutes.

  • Everything in the seasonal check
  • Blower barrel and coil chemical clean
  • Drain pan removal and flush
  • Condenser coil clear-out
  • Refrigerant pressure check

Diagnose & repair

From$145

For a system that trips, leaks, ices up or will not hold a set point. Fault-finding fee, credited against the repair.

  • Electrical and control fault tracing
  • Leak search on accessible lines
  • Component test with readings supplied
  • Repair quote in writing, parts listed

Report a fault

Multiple indoor units on one visit are discounted per head. High-level cassettes needing a platform, and systems that have not been serviced in several seasons, are quoted after we see them rather than guessed at over email.

The visit

What actually happens when we arrive.

Knowing the shape of the appointment makes it easier to plan your day and to clear the space we need.

Step 01

Window confirmed

We reply to your enquiry with a two-hour arrival window and a short list of what to clear — furniture under the unit, and access to the outdoor condenser.

Step 02

Inspect and quote

The technician runs the system, takes readings, opens the fascia and shows you what they have found. The fixed total is agreed at this point.

Step 03

Clean and test

Drop sheets down, parts washed outside where possible, drain flushed, condenser cleared. The unit runs for a full cycle before anything is packed away.

Step 04

Readings handed over

You get the before and after temperatures, the filter condition, and a note of any part we would expect to replace within the next season or two.

Which service do you need?

Start from what the unit is doing.

Use this to pick a service level with some confidence. It is a guide, not a diagnosis — readings on site decide the final answer.

Common symptoms and the likely service
What you notice Likely cause What we would book
Air still cold, but weak Loaded filter and dust-caked blower barrel restricting airflow. Deep clean. Airflow usually returns the same visit.
Musty smell on start-up Biofilm on the evaporator coil and standing water in the drain pan. Deep clean with pan removal and drain treatment.
Water dripping indoors Blocked condensate line, or a drain run that has lost its fall. Diagnose & repair — clear the line first, then correct the fall.
Runs constantly, never reaches the set point Low refrigerant charge, a fouled condenser, or a sensor reading wrong. Diagnose & repair, with pressures and superheat measured.
Ice on the indoor coil or pipework Restricted airflow or undercharge. Running it iced up strains the compressor. Diagnose & repair. Switch the unit off until we see it.
Nothing wrong, last service forgotten Normal seasonal dust load and a drain worth flushing before summer. Seasonal check, or a deep clean if it has been over two years.
Between visits

Four things that keep a serviced unit healthy.

None of these need a technician. Done through the season, they are the difference between one planned visit a year and an emergency callout in February.

Bright modern living room with a sofa, side table and large windows
  • Every few weeks in summer

    Rinse the filters

Slide them out, rinse from the clean side with cool water, and let them dry fully before refitting. A damp filter back in the unit is how smells start.

  • Monthly

    Look under the outdoor unit

Clear leaves, clippings and anything stacked within half a metre of the condenser. It needs to breathe on all sides to dump heat.

  • After heavy rain

    Check where the drain exits

Find the condensate outlet and confirm it still drips while the unit runs. A dry outlet on a humid day means the water is going somewhere else.

  • Once a season

    Leave the set point alone

Pick a temperature and let the system hold it. Chasing the dial by a few degrees at a time costs more in short cycles than it saves.

Questions

Asked on almost every booking.

How often does a system actually need servicing?

Once a year for a typical home unit, ideally before the cooling season starts. Homes with pets, carpet, nearby roadworks or a smoker indoors load filters faster and are better on a six-month rhythm. Shopfronts and clinics that run all day usually need two visits a year.

Do you top up the refrigerant as part of a service?

No, and you should be cautious of anyone who offers it as routine. A sealed system does not consume refrigerant. If pressures read low, there is a leak, and the correct order is find it, repair it, then recharge to the manufacturer's weight. We will always show you the readings behind that call.

How long does a visit take, and do I need to be home?

A seasonal check runs about 45 minutes per unit and a deep clean about 90. Someone over 18 needs to be present to give access and approve the quote, but once work is underway you are welcome to get on with your day.

What do you need me to clear beforehand?

A clear path to the indoor unit, with furniture, artwork and electronics moved out from directly underneath it. Outside, we need to reach the condenser on at least three sides. For ceiling cassettes, let us know the floor-to-ceiling height so the right platform comes on the van.

I rent. Can I book this myself?

You can book the appointment, but the invoice and any repair approval generally sit with the owner or managing agent. The simplest route is to pass our written quote to them. We are happy to address the quote directly to a property manager if you give us the name in your enquiry.

Will a service void my manufacturer's warranty?

The opposite, usually. Most warranties require documented maintenance, and our condition note is written so it satisfies that. We work within manufacturer cleaning guidance and record part numbers for anything replaced, so your warranty paperwork stays intact.

What if the fault needs a part you do not carry?

Common capacitors, contactors, filters and drain fittings are on the van. Anything beyond that is quoted with the part listed and lead time stated, and we rebook the fitting visit at no extra callout. You are never charged for a return trip caused by our stock.

How do cancellations and reschedules work?

Move or cancel a booking up to the day before at no cost. Same-day changes are fine too, we just ask that you tell us as early in the morning as you can so the window can go to someone on the waiting list.
